WHAT COMES UP
Four kinds of lot, one way of selling them.
An open, timed sale suits some assets better than others. It works hardest where private valuations disagree — land, probate sales, unusual commercial space — because the disagreement is exactly what an open room resolves.
Apartments & flats
Ready-to-move and resale apartments in city towers and gated developments, sold with the reserve published before bidding opens.

Independent houses, farmhouses and gated-community villas, including estate and probate sales where an open price is easier to justify than a negotiated one.
Browse villas & independent housesCommercial floors & retail
Office floor plates, shops and showrooms, where a timed sale surfaces what the space is worth to the market rather than to one interested party.
Browse commercial floors & retailLand & plots
Plotted development and land parcels, the category where private valuations differ most and an open bid record settles the argument fastest.

4 zones, one partner each.
India is covered zone by zone rather than city by city. Each zone has a single partner accountable for the listings inside it — the person who inspects the property, holds the paperwork and answers for the sale. Their name is on the zone page, not buried in a directory.

Capital-belt apartments, farmhouses and commercial floors, from Lutyens' Delhi out to the Gurugram corridor.

View zoneHOW A SALE RUNS
A property sale, in daylight.
Most property in India changes hands through private negotiation: a price is quoted, an offer is made, and neither side ever learns what the other would really have accepted. An open, timed sale inverts that. Every interested buyer bids in public against the same clock, and the highest bid at close wins the lot.
We verify people, not property. Bidders confirm their identity before they bid, and sellers before they list — but title, encumbrances and condition remain yours to check, and we would be doing you a disservice to imply otherwise.
A published reserve
The lowest price the seller will accept is public before bidding opens, so nobody spends an afternoon on a lot that was never in their range.
A legible ladder
Each bid must clear the last by the increment the seller set, so the next valid bid is obvious to everyone watching.
A clock that cannot be sniped
A bid inside the closing window pushes the close back automatically. Bidding ends when the room stops, not when a stopwatch does.
A record nobody edits
Bids are sequenced by a single writer, so two can never tie. The ordered history stays on the listing for everyone to read.
Verified bidders
Every account confirms its email, and sellers are approved by hand before they can list.
Millisecond-fair
A single-writer bid engine stamps every bid in sequence — no races, no disputes.
Nothing hidden
The full ordered bid history stays on the listing, visible to everyone watching.
No sniping
A late bid extends the clock automatically, so the last second is never the whole game.
BEFORE YOU BID
The questions we're actually asked.
What does the platform verify?
We verify people, not property. Every account confirms its email address, and sellers submit Aadhaar, PAN and a photo which an administrator reviews by hand before the account can list. Property details and documents come from the seller — buyers should carry out their own due diligence on title and condition before transacting.
What happens if the reserve price isn't met?
If the highest bid falls below the reserve price, the listing closes without a sale and no obligation is created for either side.
What if two bids arrive at the same time?
Every listing is handled by a single writer with a monotonic sequence counter — the first bid through the queue takes the sequence position. There is no ambiguity, and the full ordered history is visible on the listing.
Can someone snipe a listing in the last second?
A bid placed inside the closing window automatically extends the clock, so there is always time to respond. The extension is shown live on the listing page.
Can a partner bid or list for me?
Yes. A partner can represent you once you confirm it — they send an invitation and you approve it with a one-time code emailed to you. Every bid a partner places records both the partner and the client it was placed for.
How is payment handled?
The platform does not take payment, hold funds or act as escrow. Winning a listing establishes the intent to transact; the money and the paperwork move directly between buyer and seller.
